Nataliya is a specialist commercial real estate lawyer with particular expertise in complex landlord and tenant matters, property sales and purchases, and property finance/refinance matters, acting for both lenders and borrowers.

Nataliya has experience of supporting big clients with large property portfolios, working on a wide range of high-value, complex and technical matters. Nataliya is known as a strong, skilled and persistent negotiator, but also for being equally reasonable and pragmatic. Her approach is detailed and thorough, seeking to maximise financial and commercial opportunities and benefits available in any deal when meeting her clients’ objectives and timescales.

Client feedback has commented on her “unquestionable commitment” and “firm but fair” approach.

As well as working with commercial clients Nataliya also acts for social housing providers and local authorities, with strong experience in both the commercial property and housing and regeneration sectors.

After starting her career at niche commercial property firm Field Cunningham and George Davies, Nataliya spent a number of years with sector- leading firm Addleshaw Goddard as a valued member of their real estate team prior to joining Croftons in 2014 to support the continued growth of our commercial real estate team. Nataliya was promoted to Associate Solicitor in April 2015.


  • Acted for a Manchester-based RP on grant of a renewal lease of an office to another RP. Negotiated repairing obligation and service charge provisions, and recovered arrears of £100k to the client.
  • Acted for a borough council on a deed of variation of a lease, including advice on potential lease surrender and re-grant, and negotiating changes with the tenant to avoid it.
  • Acted for a borough council on grant of easement to a utility company, securing a fair balance in relation to rights granted, level of indemnity and rights reserved by our client.
  • Acted for a council (as landlord) on Licence to Assign matter, assignment of new underlease and reversionary lease on business park.
  • Acting for a housing association on grant of a lease to a national food retailer, negotiating for our client on service charging, repairing obligations, underletting provisions, alterations, break clause and concessions.
  • Acted for high street bank on a legal charge over a mixed-use property (value £3.5m) comprising 60+ commercial leases and residential tenant, and dealing with issues involving risk to bank’s security.
  • Acting for a borough council on the grant of a golf course lease to a charity (in occupation) including associated funding agreement and negotiating/drafting underlease and side letter.
