With over 18 years’ experience in housing and regeneration law, Julie is a well-regarded property and development expert with a wealth of expertise spanning a wide range of specialist areas.

Julie specialises in complex development site acquisitions and regeneration schemes including advising on JV and SPV acquisition vehicles, funding and land assembly. Her expertise includes mixed use sites, stock rationalisation and large scale voluntary transfers, asset registers, disposals, site appraisals, property finance, governance and vires matters, securitisation and commercial property. Julie also specialises in the complexities of developing accommodation that supports people with severe learning difficulties to live independently.

Julie’s commercial property expertise includes advising Registered Provider clients on office accommodation, disposals of shops and other commercial premises, and acquiring office premises (for both RP and commercial clients). A particular specialism which Julie has built up in the housing sector relates to care accommodation. She also advises Registered Providers on governance and vires matters.

As a key member of our core management team, Julie closely supports our managing partner in delivering our strategic vision centring on firm expansion, service growth and business development. She also delivers regular client training and updates, and is a regular keynote speaker at housing seminars and conferences.

Julie is a member of the Association of Women Solicitors. She qualified as a lawyer in 2001 and joined Croftons as a Partner from Trowers and Hamlins in 2014.


  • Acquisition of key Manchester-gateway site for an RP (via its commercial subsidiary) for mixed use development of commercial premises and residential apartments.
  • Acted for a housing group on the transfer of 300 properties (including commercial holdings) to another RP as part of their strategic stock rationalisation. Advising on all aspects of the transfer including, property matters, tax, tenancy issues, TUPE, governance and procurement and assignment/termination of commercial agreements.
  • Acted for RP on acquisition of development site with £8m build value to be split between charitable RP and non-charitable subsidiary. Included lengthy and complex negotiation over terms of overage provision.
  • Acted for RP on £30m facility stock charging project on 700+ street properties. Advised on insurance based solutions due to numerous good leasehold titles and absentee landlords and agreed with the bank to limit searches to save costs.
  • Acted for commercial property developer on two S106 sites to deliver 94 new homes (land and build value £15m), advising on exclusivity agreement and implications of the S106 agreements and overage provisions.
  • Acted for 30,000-unit RP on the property element of their Assets & Liabilities Register, including reviewing titles, risk rating for disposal and charging purposes, assessment of S106 agreement, release of covenants and third-party consents.
